Building Materials Sourcing from Foshan, China: Tiles, Sanitary Ware, Kitchen Cabinets and More
Foshan is China’s largest production hub for ceramic tiles, kitchen cabinets, sanitary ware, and architectural aluminium. If you’re already sourcing furniture here, consolidating your building materials into the same container is the most efficient procurement decision you can make.
Most people come to us for furniture. A significant portion of them leave with a full building material order alongside it — because once you understand that the same supply chain hub produces both, separating them into two sourcing projects stops making sense. One agent, one quality process, one container, one freight cost.
Foshan produces over 60% of China’s ceramic tiles and is home to major clusters of kitchen cabinet, sanitary ware, lighting, and aluminium door and window manufacturers. The building material markets here — China Ceramics City, Casa Ceramics, Huayi Decoration Expo City — cover every category a residential or hospitality project needs, at a range of price points and quality levels that is genuinely unmatched anywhere else.
Categories we source
Porcelain and ceramic floor and wall tiles, large-format slabs (up to 1600×3200mm), marble-look and stone-look finishes, terrazzo, mosaic, engineered wood and timber flooring. Mid-range to premium quality, all export-packaged.
Toilets (standard and smart/integrated bidet), basins, bathtubs (freestanding and built-in), shower enclosures, bathroom vanity cabinets, taps and mixers, shower systems, towel rails and accessories.
Full kitchen systems in lacquer, thermofoil, acrylic, or wood veneer finishes. Handle-free and J-pull designs. Stone and composite countertops. All made to your confirmed floor plan dimensions.
Aluminium sliding doors and windows, bifold systems, thermal break aluminium for colder climates, interior wooden doors, fire-rated doors, louvre and casement windows. Made to confirmed site measurements.
Decorative pendants, chandeliers, wall sconces, floor lamps, recessed downlights, LED strips, outdoor IP-rated fixtures. The Foshan/Zhongshan area is China’s lighting manufacturing centre — range and value are exceptional.
Built-in wardrobe systems with sliding or hinged doors, walk-in closet fittings, bathroom storage cabinets, laundry cabinetry — all customised to your floor plan dimensions.
Key things to know before ordering
Building materials have specific requirements that differ from furniture sourcing. These are the points we always establish before an order is placed:
All tiles must be ordered from the same production lot to avoid colour variation. We always order 10–15% above the calculated coverage to account for installation waste and future repairs. Tiles from a different batch — even the same product code — can vary visibly.
These categories are manufactured to your precise dimensions. We require confirmed, surveyed measurements from your site manager or architect — not estimates from a floor plan. Errors in measurements cannot be corrected after manufacture.
Certification requirements vary: WELS for Australia/NZ, CUPC for the US, CE for Europe. We establish your requirements before factory selection and verify documentation before shipment.
Panel-based products use adhesive resins that emit formaldehyde. For markets with indoor air quality requirements (EU E1/E0, CARB Phase 2 in the US), we verify board certification before ordering.
Lighting must be wired to your destination market’s voltage and plug standard. For hospitality projects, we verify CE, SAA, or UL certification as appropriate. Smart toilet electrical compatibility is checked at the same time as sanitary ware.
Why consolidate with furniture?
The strongest argument for sourcing building materials alongside furniture from Foshan is consolidation. A single 40-foot container can hold an entire villa’s furniture and building materials — tiles, sanitary ware, kitchen cabinets, lighting, and all the furniture — sharing a single freight cost. For a developer furnishing multiple units, this economics of consolidation can represent significant savings per project compared to separate sourcing trips and separate shipments.
Beyond cost, there’s accountability. One agent managing all categories means one point of contact for QC, documentation, and export coordination — rather than managing several suppliers across different categories and hoping everything arrives together.
